Tenant Fees
Fees that you must pay us and when are listed below. Please note that you will not be charged by us for using Debit or Credit cards:

Rent This is due in advance on the date set out in your Assured Shorthold Tenanacy Agreement and must be paid in full. Normally we will collect this by Direct Debit. We do not handle cash and we no longer accept cheques. We will not hand over keys until the first months rent has been paid. You may pay the first month's rent by debit or credit card or by bank transfer

Holding Deposits A refundable holding deposit (to reserve a property) capped at no more than 1 week’s rent. If the tenancy proceeds then this fee well be deducted from the first rents payable

Tenant Deposit A refundable tenancy deposit capped at no more than 5 weeks’ rent where the total annual rent is less than £50,000, or 6 weeks’ rent where the total annual rent is £50,000 or above. You may pay this by Debit or Credit Card or bank Transfer. Your Tenant Deposit will be transferred to the UK Government's Deposit Protection Service (DPS) at the earliest opportunity

Late Payment of Rent A default fee for late payment of rent will be made if the rent is seven calendar days or more late. This fee will not exceed £50 plus VAT, if applicable, for the seven days of grace. If payment of cleared funds has not been made by this time then we will advise the landlord to seek repayment through the Courts

Recovery payments for lost items This charge is for items supplied to the tenant under the terms of the tenancy agreement. These items include, but are not limited to, replacement of a lost key/security device giving access to the property where required under a tenancy agreement. These will be charged at replacement value and payment for these items will be due immediately

Changes to a Tenancy Agreement Requested by the Tenant(s) Payments capped at £50 plus VAT, if applicable, (or reasonably incurred costs, if higher) for the variation, assignment or novation of a tenancy

Early Termination of the Tenancy Agreement Requested by the Tenant These charges will only apply if the landlord agrees to terminate the tenancy agreement early. If the landlord agrees to the tenant's request then the following applies:

The tenant remains liable for the rent until a new tenant is found and has signed a new tenancy agreement

At this point the tenant and landlord will sign a "Deed of Surrender" to agree that the tenancy agreement has ended

The outgoing tenant must pay one month's rent pro rata for the time left on the original tenancy agreement. This will be paid to the landlord to cover his costs in finding a new tenant sooner that he expected

We, Legendary Lettings Ltd, will charge £50 plus VAT, if applicable, for the extra administrative work involved in organising the termination of the old tenancy agreement
